  The Henry County Zoning Advisory Board heard a full slate of cases at its March 14 regular meeting.

  The Reservoir Group of Watkinsville requested a rezoning from RA (residential agricultural) to RS (residential suburban) for 23 acres of property on Willow Lane, north of Hopewell Place, for a single-family residential and townhouse development. The proposal consisted of a 44-lot subdivision extension on the east side of Willow Lane, connecting to the existing subdivision to the south, and a 56-unit townhome development on the west side of the road. It was recommended for approval with conditions.

  Stella F. Dailey of McDonough requested a rezoning from RA to R-3 (single-family residential) for 50.42 acres at 707 Peach Drive, for a single-family residential development. It was recommended for approval with staff conditions and two additional conditions regarding minimum home size of 3,000 square feet and an engineering study needed for the Dailey Lake/dam area.

  Builders Professional Group, LLC of Jonesboro requests a rezoning from RA R-2 (single-family Residential) on sewer for an 87.29-acre site at 728 Elliott Road for a residential subdivision. Also requested was a conditional use for a conservation subdivision. Both were recommended for denial.

  Mandalay Properties of Cumming requested a rezoning from RA R-5 (single-family residential) for 18 acres on the west side of Highway 155, north of Town Square Drive, for a single-family residential subdivision. The ZAB recommend to deny that request and instead approve R-3 with an additional condition of three sides brick on each structure.

  JoAnn Timm of Hampton requested a variance from development regulations for 1.1 acres at 504 Bethelview Drive to permit an existing building to store vehicles. It was recommended for denial.

  Manse Waldrop of McDonough requested a variance from development regulations for an 18.8-acre tract at 2820 East Lake Road to permit the adaptive reuse of an existing building. It was recommended for approval.   The Forest Development Group, Inc. of Ellenwood requested a rezoning from RA to MU (mixed use) for 310 acres on the west side of Flippen Road, east of I-75. That item was tabled at the applicant’s request.
