Several rezoning requests were heard and ruled upon by the Henry County Board of Commissioners at its Nov. 27 regular meeting.
The board approved a request for 84 acres on Lester Mill Road at Bill Gardner Parkway for a mixed-use residential and commercial development. The request from Hilibee Grove LLC of Carrollton was for rezoning from PD (planned development) to MU (mixed use) and the intention of the developer is to build lofts above retail, brownstone-style townhouses and single-family homes, according to a staff report. The county’s Zoning Advisory Board voted Nov. 8 to recommend approval with conditions.
A request for rezoning from R-2 (single-family residential) to C-2 (general commercial) for 1.12 acres on Jodeco Road was also approved. The site is near the northwest corner of the intersection of Tunis Road and Jodeco Road, and the request by Carole Galimore of Fayetteville “is for general commercial to conform to surrounding properties and the future land use map,” according to a staff report. There is no proposed development on the site at this time, and the rezoning will put the property in line with the surrounding area so it can be sold. The Zoning Advisory Board recommended approval Sept. 27 with no conditions. The commissioners’ vote to approve the request was unanimous.
The board voted unanimously to approve a request for 683 acres on Lower Woolsey Road for an industrial development. The applicant, Lower Woolsey Henry 780 LLC of Stockbridge, requested the change from RA (residential agricultural) to M-1 (light manufacturing) with the intent to construct six million square feet of industrial buildings. The county’s Zoning Advisory Board recommended approval July 26 with conditions, including a number of transportation improvements. The site is about a mile west of Henry County Airport and Atlanta Motor Speedway, near the Clayton County line.
The board denied a request for a modification to zoning conditions for about 20 acres of properties in the Brightwood on the Lake subdivision off Turner Church Road. The applicant, Liberty Communities LLC of McDonough, wanted to change the minimum house size from 2,500 square feet to 2,000 square feet. Also requested was the removal of a stipulation that designated side-entry garages as “standard” so that such garages could be built where feasible. The vote to deny these requests was 6-0.
